“汉六条”后武汉商铺写字楼会否骤热存争议

  现在买房资格都没了,只好看看有没有好的商铺可以投资吧。”昨天,来自襄阳的李小姐向记者诉苦,她在武汉工作刚一年多时间,正准备出手在光谷买一套房,不料却被刚颁布的“汉六条”给挡在了门外。

  随着武汉楼市调控升级,外地人在武汉的购房需求被抑制,一些开发商乐观预测,“不限购”的商铺、写字楼等或成下一个投资热点。不过,专家表示,因投资门槛较高,担心房产税开征等因素,这些领域的外地业主预计不会出现井喷式增长。

  “不限购”的写字楼、商铺和旅游地产项目买主,外地人约占四成。这些项目的营销负责人均表示,“汉六条”把社保缴纳年限由一年提至2年,肯定会把一些原本计划购置住宅的外地人,挤向写字楼、商铺等领域。

  不过,(华中)市场研究总监李国政表示,多数来汉置业的外地人会优先选择投资住宅。商贷的门槛和利率都较高,受新政影响,预计商铺、写字楼的外地买主会有所增加,但不会出现大幅增长。

  同时,“不限购”的商铺、写字楼和旅游地产项目,其产权仅四五十年,且可能成为房产税征收对象,也让部分外地投资者十分犹豫。

  需要提醒的是,武汉房管部门日前已启动整治厂房分割成住宅出售专项行动。投资者在购买一些号称“不限购房”项目时,一定要先弄清楚其规划性质,防止被开发商忽悠。
